Why hosts move to keyless entry
Physical keys are the weak spot in a rental. Guests leave with them, copies get made, and every lost key means a rekey or an awkward conversation. Keyless entry replaces the key with a code you can change between stays.
Instant Locksmith TN provides mobile keyless entry installation for short-term rental hosts and property managers throughout Middle Tennessee, from Nashville to Franklin, Murfreesboro and the lake towns. For broader options, see our security and access services.
Standalone keypad deadbolts
No Wi-Fi needed. You program codes at the lock. Simple and reliable, but you or a co-host must visit to change codes.
Connected smart locks
Wi-Fi, Bluetooth or hub-connected locks let you issue and delete codes remotely, often with time limits for each stay and a log of entries.
Lockbox as a backup
A wall-mounted key lockbox gives guests and cleaners a fallback if batteries die or connectivity drops.
What we check before installing
Most residential exterior doors are bored for standard deadbolts, typically a 2-1/8 inch cross bore with a 2-3/8 or 2-3/4 inch backset. Many keypad and smart deadbolts are made to fit that preparation, but door thickness, the strike, and older or damaged doors can change the plan. We confirm fit before quoting.
We also look at whether the deadbolt throws fully into the strike without binding, because a smart lock that strains against a misaligned door drains batteries and jams. Fixing the alignment is part of a good install.
Hardware grade matters for a busy rental. ANSI/BHMA grades (Grade 1, 2 and 3) describe durability and strength testing. A door that opens dozens of times a week deserves at least a mid-grade lock.
Setup that makes turnovers easier
- Choose hardware. Supply your own lock or ask us to source one; we confirm the model and price before dispatch.
- Install and align. We mount the lock, adjust the strike, and test the bolt by hand and by code.
- Program codes. We set the owner or master code with you, plus separate codes for cleaners and maintenance if the lock supports them.
- Connect the app. For connected locks we help pair the lock with its own app on your phone. Linking it to your booking platform runs through the lock maker's integration, which you control.
- Leave a backup. We recommend a mechanical key stored securely and, ideally, a mounted lockbox.
Good habits for hosts
Give each stay its own code and delete it at checkout. Use separate codes for cleaners so you can tell entries apart. Replace batteries on a schedule instead of waiting for a low-battery warning. And if guests ever had physical keys, rekey the deadbolt once so old keys stop working.
If a guest ends up locked out late at night, we take those calls too, billed at the published after-hours rate for orders placed between 8 PM and 7 AM. See our house lockout service.
Authorization
We install keyless entry for property owners and for managers authorized by the owner. If you lease the property you host, confirm your lease allows lock changes before ordering. We verify authorization before changing any entry lock.
What does short-term rental keyless entry cost?
Standard price: quoted before dispatch. The lock itself, door alignment work, and extra doors affect the total, which we confirm before work begins.
- Standard rate: orders placed 7 AM–8 PM
- After hours (orders placed 8 PM–7 AM): 1.5×
- Federal holidays (calendar date and observed date): 2×
- Federal holiday, after hours: 3×
- No weekend surcharge
- Mileage: $1.25/mile beyond 5 miles from the city center
Multipliers apply to everything on the job (service, labor, parts and hardware) except the flat $15 (inside city limits) or $25 (outside city limits) service call and mileage. The after-hours rate is set by the time the order is placed. Holidays are U.S. federal holidays, billed on both the calendar date and the observed weekday.
Short-term rental keyless entry FAQ
Should I choose a keypad deadbolt or a Wi-Fi smart lock for my rental?
If you live nearby and turnover is light, a standalone keypad is simple and reliable. If you manage remotely or have frequent stays, a connected smart lock that lets you create and delete codes from your phone saves trips.
Will a smart lock fit my existing door?
Many fit standard deadbolt preparations without new drilling. Door thickness, older doors, and strike alignment can change that. Tell us the door and the lock model and we'll confirm before dispatch.
Can you connect the lock to my Airbnb or VRBO account?
We pair the lock with its own app and test it with you. Connecting it to a booking platform depends on the lock maker's integration and your account, which you set up and control.
What happens if the batteries die during a guest's stay?
Most keypad and smart deadbolts keep a mechanical key override, and some have emergency power contacts. A mounted lockbox with a backup key is the simplest safety net.
Can you set up codes for my cleaners?
Yes, if the lock supports multiple user codes. Separate codes for cleaners and maintenance make it easier to manage access.
Do I need to rekey if I am switching to keyless entry?
If guests or past contractors ever had keys to that deadbolt and you are keeping the same cylinder on another door, yes. A new keyless deadbolt comes with its own keys.
