Who uses a mounted key lockbox
A key lockbox is a small combination-secured box that holds a physical key. Mounted properly, it solves a lot of everyday access problems:
- Short-term rental hosts who want a backup if a keypad lock fails.
- Landlords and property managers handing off keys to maintenance vendors.
- Families who need a way for home health aides, sitters or relatives to get in.
- Homeowners who keep getting locked out and want a spare key that is not under the mat.
- Small businesses that need an early-morning or after-hours key handoff.
Instant Locksmith TN provides mobile lockbox installation throughout Middle Tennessee, including Nashville, Franklin, Murfreesboro and the surrounding suburbs.
Placement and mounting matter more than the box
Most lockbox failures we hear about are not the box. They are a box mounted with short screws into vinyl siding, or one placed where anyone on the street can watch a code being entered.
We look for a spot near the entry that is out of direct street view, protected from the worst rain, reachable by the people who need it, and away from door glass. Then we choose fasteners for the surface: brick and block, wood framing behind siding, or a solid door frame. Mounting into masonry takes longer than wood, and we confirm the surface before quoting.
Tennessee summers are hard on cheap plastic dials and push buttons, and winter ice can jam a lid. A cover or shaded spot helps the box keep working.
Your box or ours
You can supply a box you already bought, or buy one from us at our company price (not MSRP). Tell us when ordering so we can confirm the hardware and price before dispatch.
Combination setup
We set the code with you, test it, and show you how to change it. Push-button and dial-wheel boxes change differently.
Pair with other upgrades
A lockbox works well beside a keypad deadbolt or smart lock as a backup, and alongside a rekey so you know exactly who has keys.
Code habits that keep a lockbox useful
A lockbox is only as good as its code. Change it between guests, after a contractor finishes, and whenever someone who knew it no longer needs access. Avoid house numbers and obvious sequences. Never put the code in a public listing or a group chat that strangers can see.
If keys were handed out freely in the past, consider a rekey of the door locks before the new lockbox goes up, so the only working key is the one in the box and those you control.
How installation works
- Order online or call. Tell us the surface (brick, siding, wood trim), the door, and whether you have a box.
- Confirm price. We confirm the installation price before dispatch; masonry mounting or buying a box from us at company price can change it.
- Choose the spot together. On site we recommend a location and you approve it before we drill.
- Mount, set, test. We fasten the box, set your code, load the key if you want, and test it with you.
Authorization
We install lockboxes for owners and for people authorized by the owner, such as a property manager. Because a lockbox controls entry to the building, we verify authorization before installing. If you rent, check your lease and get the landlord's approval before mounting anything to the building.
What does lockbox installation cost?
Standard price: quoted before dispatch. The box itself, if you buy it from us at company price, and masonry mounting can affect the total. We confirm before work begins.
- Standard rate: orders placed 7 AM–8 PM
- After hours (orders placed 8 PM–7 AM): 1.5×
- Federal holidays (calendar date and observed date): 2×
- Federal holiday, after hours: 3×
- No weekend surcharge
- Mileage: $1.25/mile beyond 5 miles from the city center
Multipliers apply to everything on the job (service, labor, parts and hardware) except the flat $15 (inside city limits) or $25 (outside city limits) service call and mileage. The after-hours rate is set by the time the order is placed. Holidays are U.S. federal holidays, billed on both the calendar date and the observed weekday.
Lockbox installation FAQ
Can you install a lockbox I already bought?
Yes, in most cases. Tell us the brand and type when ordering. Wall-mount boxes with internal fasteners are the type we install; hanging shackle boxes do not need installation.
Where should a key lockbox be mounted?
Near the entry, out of direct street view, protected from weather, and away from door glass. We recommend a spot on site and you approve it before we drill.
Can you mount a lockbox on brick?
Yes. Masonry mounting uses different anchors and takes longer than wood, so tell us the surface when ordering so the price is accurate.
I rent my home. Can I have a lockbox installed?
Only with your landlord's approval, since it attaches to the building. We verify authorization before installing.
How often should I change the lockbox code?
Between guests, after contractors finish, and whenever someone who knew the code no longer needs access.
Is a lockbox enough security for a short-term rental?
It works well as a backup. Many hosts pair it with a keypad deadbolt or smart lock as the primary entry. See our short-term rental keyless entry service.
Hand off keys without the drive
