Common exit device problems we fix
Exit devices take more abuse than almost any other hardware in a building. Every push, every slam and every propped-open afternoon wears on the latch, the rods and the strikes.
The calls we see most: the door won’t latch so it drifts open overnight, the bar sticks or feels gritty, the outside trim won’t lock or unlock, the dogging (hold-open) feature won’t engage or release, or the device was damaged in a break-in attempt. A door that won’t latch is a security problem; a door that won’t release is an egress problem. Both deserve prompt attention.
Won’t latch
Usually a strike out of alignment, a bent or out-of-adjustment vertical rod, a worn latch bolt, or a door closer that no longer pulls the door shut with enough force.
Hard to push or sticking
Often worn internal springs, a binding rod, or a door that has sagged on its hinges so the latch drags on the strike.
Outside trim or cylinder fails
The exterior lever, pull or cylinder that lets keyholders in can fail separately from the bar itself. We repair or replace the trim and recombine the cylinder to your keys when needed.

Fire-rated doors have their own rules
Many exit doors are part of a fire-rated assembly, such as a stairwell door or a corridor door. Hardware on those doors generally has to carry the proper fire rating, and fire exit hardware typically cannot be mechanically “dogged” (held in the unlatched position) the way a standard panic bar on a non-rated door can.
We follow applicable code when we repair or replace exit hardware, and we won’t install a modification that compromises a fire-rated door or the path of egress. Your local fire marshal or code official has the final say on what your building needs, so if you have an inspection coming up or a written deficiency, share it with us when you order and we’ll confirm what we can address before dispatch.
How a service visit works
- Tell us about the door. Order at our online order page or call. Brand name on the bar, door material, single or double door, and a photo help most.
- Review the price. You see the price and deposit before you submit. We confirm before work begins.
- We come to you. A qualified locksmith professional arrives, operates the device, and checks the strikes, rods, trim and the closer that drives the door.
- Repair, adjust or replace. If the job differs from what was described, such as a different device or extra parts, we explain the change and get your approval first.
- Test before we leave. We cycle the door repeatedly so it latches from a full open position and releases with a push.
What does exit device service cost?
Standard price: quoted before dispatch. The final price depends on the device type, whether parts are needed, whether vertical rods are concealed inside the door, and whether a full device replacement is required.
Concealed vertical rod work is generally the most labor-intensive because the door often has to come down to reach the rods.

Multipliers apply to everything on the job (service, labor, parts and hardware) except the flat $15 (inside city limits) or $25 (outside city limits) service call and mileage. The after-hours rate is set by the time the order is placed. Holidays are U.S. federal holidays, billed on both the calendar date and the observed weekday.

When the exit door fails after hours
An exit door that won’t secure at closing time can leave a business unable to lock up. We are open 24/7/365, with late-night and holiday calls billed by the published multipliers above. Instant Locksmith TN generally aims to deploy within about one hour in Nashville, Murfreesboro, Franklin and the other core metro cities when feasible; actual timing depends on demand, technician availability, traffic, weather, location and job complexity.
If a temporary measure is needed until a part arrives, we’ll discuss safe options that keep the egress side working. We won’t chain or padlock an exit door.
Panic bar & exit device FAQ
Why does my panic bar door not latch at night?
The most common causes are a strike or vertical rod out of adjustment, a worn latch, a sagging door, or a door closer that no longer closes the door with enough force. We check all of these, because adjusting the bar alone often isn’t the fix.
Can you add dogging to my exit device so it stays unlatched during business hours?
On a standard, non-fire-rated door, many panic devices can be dogged with a key or hex tool. Fire exit hardware on a fire-rated door generally cannot be mechanically dogged. Tell us which door it is and we’ll confirm what is allowed for that door before doing any work.
Do you work on concealed vertical rod devices?
Yes. Concealed vertical rod devices hide the rods inside the door, so service often means taking the door down or removing an edge cover to reach them. Mention concealed rods when ordering so we can plan time for it.
Can you rekey the outside cylinder on my exit device to match our other locks?
In most cases, yes. The exterior cylinder on many exit devices is a rim or mortise cylinder that can be rekeyed or replaced to match your existing key system. Bring up your master key system when you order.
Will your repair pass a fire inspection?
We follow applicable code and won’t make changes that compromise a fire-rated door, but the fire marshal or code official makes the final determination. If you have a written deficiency, share it with us so we can tell you what we can address.
Can I replace a panic bar with a regular lever lock?
Usually not. If a door requires panic hardware for egress, removing it can create a code problem. We’ll tell you if a requested change looks like a code concern and recommend checking with your code official.
