Signs a commercial lock needs replacing, not rekeying
Rekeying fixes who has a key. Replacement fixes the lock itself. These are the problems that usually point to a new lock:
Worn mechanism
A sagging lever, a latch that does not retract fully, or a key that has to be jiggled. Heavy daily use wears out internal springs and cams.
Damage or forced entry

Matching the replacement to your door
Commercial doors are prepped for a specific type of lock. Replacing with the same type avoids cutting the door, so the first step is identifying what is there.

Mortise locks are generally considered the most durable option. Under ANSI/BHMA testing, Grade 1 mortise locks are cycle-tested to a higher count than Grade 1 cylindrical locks. Cylindrical locks are easier to install and service and are a solid choice for many office doors.
Choosing the right lock function
The function decides what the outside and inside of the lock do. Getting it wrong is one of the most common reasons businesses end up with lockouts or security gaps.
- Storeroom. Outside lever always locked; key required to enter. Good for supply rooms and closets, but staff get locked out if they step out without a key.
- Office or entry. Locked or unlocked with a push button or turn on the inside, key from outside.
- Classroom. Locked and unlocked from the outside with a key; free exit from the inside.
- Passage. No locking, for doors that should always open.
Doors on the path of egress have to let people out without special knowledge or effort. If you are changing the function on an exit door, check with your building owner or local code official. We can point out concerns but do not certify code compliance.
How replacement works
- Describe the door. Use our order form and include the lock brand, type and a photo if you can.
- Price and hardware confirmed. We confirm the lock and the price before work begins, including whether the new lock will use your current keys.
- Remove and inspect. The old lock comes out and we check the door prep, strike and frame alignment.
- Install and adjust. The new lock goes in, the latch and strike are aligned, and every key is tested.
- Key it your way. We can key the new lock to match your existing keys or your master key system, or set it up on a new key.
Accessibility and lever hardware
Many businesses replace old knobs with levers. In general terms, the ADA Standards call for door hardware that can be operated with one hand without tight grasping, tight pinching or twisting of the wrist, which is why levers are the standard on commercial doors. Your architect or code official can confirm the requirements for your specific space.
What does commercial lock replacement cost?
Standard labor price: quoted before dispatch, plus the hardware you choose. Cost depends on the lock type, grade, finish, function and whether it needs to be keyed into an existing system. Old-lock disposal is $5, and multi-door jobs are quoted per door. Online orders pay the $15–$25 service call at checkout as the deposit: $15 inside city limits, $25 outside (plus a 4% online processing fee). It is a flat fee added to the service price, and the time-of-day multipliers never apply to it.

Multipliers apply to everything on the job (service, labor, parts and hardware) except the flat $15 (inside city limits) or $25 (outside city limits) service call and mileage. The after-hours rate is set by the time the order is placed. Holidays are U.S. federal holidays, billed on both the calendar date and the observed weekday.

Commercial Lock Replacement FAQ
Can the new lock use the same key as our other doors?
Usually, if the new lock uses the same keyway or accepts a compatible cylinder. We confirm this before ordering hardware so you are not stuck with a lock that needs a separate key.
Can you replace a knob with a lever without new holes in the door?
In most cases, yes. Cylindrical levers fit the same standard bore as most knobs. Older or unusual door preps may need adjustment, which we flag before starting.
Is it worth switching from cylindrical to mortise locks?
For very heavy-use doors it can be, but converting means machining the door for a mortise pocket. On many doors, replacing with a Grade 1 cylindrical lock is the more practical choice.
Our storefront lock key spins but does not lock. Is that a replacement?
Not always. The cylinder cam or the lock body may be the problem. Our storefront lock repair service diagnoses aluminum-door locks before recommending a replacement.
Do you supply the hardware or can we buy our own?
Either. We supply commercial hardware, or install hardware you bought. Tell us when you order, and we will confirm whether your hardware suits the door before we install it, since a lock that does not match the door prep can create extra work.
What happens to the old lock?
We remove it and can leave it with you if you want to keep it. Otherwise, we dispose of it for $5 per lock.
